Case Study 3: Moving back to Michigan

Scenario: Personal friend refers friends looking to move back to Michigan. Family of four has a goal to move within 2 years. After meeting via phone, and discussing their needs, I set them up on an MLS search in a few neighborhood options they’re interested in. We meet up and view a few listings while they’re traveling through the area on vacation. We don’t find quite what they’re looking for, but we connect and move forward with their confidence in my me and my confidence in being able to help them achieve their housing goals.

Action Plan:

  • refine housing search and funnel new listings as they go live

  • send RPR neighborhood reports with statistics on areas of interest

  • stay connected and revisit overall plan and search criteria

  • show homes virtually when travel isn’t optimal

  • plan in-person showings around convenient travel plans

  • meet in person with local builder to discuss new build options

Results: After meeting with the builder, we squeezed in one last showing of a new build that didn’t exactly fall into their envisioned design specifications, but showcased the quality work of the builder. After thinking on it, they decide to write an offer, significantly below-asking price. (When a property has been on the market for a substantial amount of time, sellers are more likely to accept an offer below list price, even in new-build situations.) After negotiating, we settled on a counteroffer that satisfied both seller and buyer.

Additionally, I was able to source and vet a listing agent in their home town through our Relocation Specialist at Five Star Real Estate. My clients had already met with someone locally, but didn’t feel great about the agent. After meeting my two referred agents, they selected the one they were most comfortable and confident in and successfully listed and sold their home over the holidays!
