Case Study 2: Making the Move: Home to Condo

Scenario: Retired couple would like to make the move from the home that they raised their family in, to a lower-maintenance condominium life, but they are uncertain how to navigate that transition.

Assessment: I met with them, toured their home and made a few suggestions on things they might do to prep their home for listing. I brought current market information on recent sales in their neighborhood, as well as educated them on the general housing market conditions and listing strategies. I also presented a recent seller offer spreadsheet showing 8 offers with variable terms to demonstrate the many factors that go into writing a great offer, and why just looking at the base offer price doesn’t tell the full story. They shared what areas they were interesting in moving to, and what amenities they were looking for in their new home, and I agreed to set them up on an MLS property search. After our first meeting, both felt comfortable and confident in my knowledge and dedication that they wanted to move forward with me as their realtor.

Action Plan:

  • research recent sales & pending properties in the area and compare them to their home to establish a fair market value for listing

  • prepare net sheets for low-medium-high offers, establishing a budget price point for their condo search

  • create an MLS search for said condo, and schedule our first day of showings, resulting in client finding “dream home” on day 1 of condo search

  • successfully navigate placing a “contingent” offer on condo, in a sellers market by providing photos, location, price, marketing plan and timeline of contingent home sale

  • in less than 5 days, get listing prepared, staged, professionally photographed & listed

  • hold open house, promote on social media, communicate closely with sellers and condo listing agent

Results: Received multiple offers over asking price on listing. Locked in contract on condo purchase. Allowed for additional possession time in home after closing to bring cash to condo closing and provide ample time to pack and move. Happy sellers and happy new condo owners!
