Case Study 1: Selling a Trust Property

Scenario: Mom passed away and you’re the personal representative (PR) in charge of selling her condo, but your brother has been living there, and it’s in rough shape. To complicate things, you live a busy life in another state. You need a trusted professional to help you navigate this transaction.

Assessment: I toured the condo, did a market analysis (researched comparable recent sales, called on pending sales & estimated a fair market listing price), checked with local investors (when a property needs repairs and is unkept, expect lowball offers), and I estimated what needed to be done to optimize revenue on the sale of the property. After presenting options, the PR elected to have me handle clearing, cleaning, repairs, staging and selling the condo on the MLS.

Action Plan:

  • hire a plumber to repair non-funtioning toilets

  • hire a cleaner to clear and deep clean property

  • hire a large trash hauler to empty out garage

  • purchase new hardware for all cabinetry & replace/install

  • contact a stager to deliver a sofa (all other staging items were pulled from my complimentary staging supplies)

  • hire professional photographer

  • more research, title work, finalize listing price

  • list through MLS, hold open house and promote on social media

Results: presented multiple offers and selected winning offer $35K over asking price, resulting in highest sale priced condo in the history of the association. Happy seller!
